The starting point:
The homeowners associations all have the same problem. The building is showing its age and should actually be modernized. But it is not being modernized. The modernization rate is constant at 0.8% - 1.1% per year.
The reason why a WEG does not modernize lies in a group dynamic dilemma. All efforts of the property manager for financial provision through the formation of reserves have failed for years. At some point the administration gives up and concentrates on the delegated mandate, i.e. the administration of the common property.
The team around the Aproso-pro app has had experience in advising apartment owners' associations since 2005.
